Only a signed written proposal establishes a price.

3. Lead Times

Stated lead times are typical durations supplied by manufacturers and fabricators, not commitments. Cabinet production, countertop fabrication, freight, material shortages and weather all affect real schedules. Countertops in particular cannot be templated until cabinets are installed, which is a fixed sequence that cannot be compressed.

4. Material Variation

Wood, granite and quartz vary in color, grain, veining and movement between samples, slabs and production runs, and stained wood changes tone with age and light. The color panels used on this website are design elements, not accurate material samples. Always review physical samples, and select your own slab where stone appearance matters to you.

5. Concealed Conditions

Removing an existing kitchen frequently uncovers problems that were not visible at estimating, including water damage, failed plumbing, outdated wiring, out of level floors and unpermitted prior work. These are common in older homes and are addressed by written change order. No estimate can account for conditions nobody could see.
